We all know that the real estate market is crazy right now but do not let that discourage you from the dream of owning your own home, anything and everything is possible!

The first thing you must do is change your mindset and go into your journey with an open mind and positive attitude.

Have your homework done in advance, research the areas you want to live in, make a plan, and set a budget. There are lots of affordability calculators to give yourself a starting point. Speak with a mortgage broker or financial institution to solidify your budget and choose the best mortgage option to suit your needs. A great tip is to see if there are any first-time homebuyer incentives. Keep in mind when setting your budget to include closing costs and money to cover moving and incidentals that may occur in the first few weeks in your new home.

Now that you have the monetary aspect sorted, find your real estate agent (we have a great blog on this). When looking for that perfect place to call home don’t be afraid to look outside urban areas. Commuting a little is a great way to get a bang for your buck. Properties appreciate over time and this will give you the option to refinance or trade up in the future. Work with your realtor and keep an open mind.
